It contains 2,000 records where literal Status: is ACT, 1,994 positive numeric List Price values and six literal AUCTION values. The raw source remains private; public downloads contain aggregates only and have no raw-data URL.
Fields and calculations
Literal fields used: Status:, Prop Type:, Area:, List Price:, Auction Y/N, Floating Home Y/N, Manufactured Y/N, ADU Y/N and Green/Energy YN. The filter for every study is Status: = ACT. Numeric asking-price calculations then require a positive numeric List Price; the six AUCTION values are excluded from those calculations. Median is the middle sorted price, or the mean of the two middle prices. Bands are at or below $400,000 and over $400,000 through $500,000. Counts are whole records, dollar values are rounded to whole dollars, and any displayed percentage is numerator divided by the stated group count and rounded to one decimal place.
Limits and comparability
Original filters, full result count and export cutoff are unknown. The 2,000-row export may be selected or capped. It is not a market census and cannot support claims about total inventory, sales, discounts, appreciation, DOM, demand, value, permits, rent, energy savings or premiums. It has no separate sale-price, DOM, size or condition field. Tran's meaning is unknown and it is not used for timing. The prior September export had numeric asking prices no higher than $400,000, mixed statuses and different snapshot conditions; it is not comparable for trend claims.
Suppression rule
Medians are published only when the subgroup has at least 25 numeric prices. Smaller groups are count-only. This is a disclosure rule, not a statistical guarantee.
