The supplied MLS file contains 197 active detached-home records with a single asking price at or below $400,000. Of those, 96 are assigned to MLS area 143, labeled SE Portland. That is 48.7% of this sample's priced detached records, not a finding that Southeast Portland holds half of all qualifying homes on the market.

Where the supplied records are concentrated

There are 200 active records classified DETACHD. Three say AUCTION instead of supplying a numeric asking price, so they remain in the classification count but are excluded from the 197-record price analysis.

Area 143 contributes 96 priced records, Northeast Portland contributes 30, and North Portland contributes 26. Together, these three MLS areas contribute 152 of the 197 priced detached records, or 77.2%. This is a useful description of the received file. An uncapped export with confirmed filters would be needed to turn it into a market-wide geographic conclusion.

The share column answers a different question from the count column: how much of each area's active sample is classified detached? Its denominator includes every active property type in that area, including auction and range-price records. A large count and a large share are not interchangeable.

The $300,000 threshold changes the shortlist

Only 25 of the 197 priced detached records are at or below $300,000. The other 172 are over $300,000 and at or below $400,000. The median asking price for the 197-record group is $375,000.

This does not show whether those homes are comparable in size, condition, bedroom count, or repair needs. Those fields are absent. It also does not show the eventual selling price. A buyer should use the figures to frame the next property search, then review each current listing and its supporting records.

MLS areas are broader than neighborhood names

The RMLS code labels are geographic reporting categories. An area labeled Gresham/Troutdale or Lake Oswego/West Linn can encompass more than one community. These tables are not neighborhood, school-boundary, or city-limit maps.

Some areas have only one or two observations. We show their counts but omit asking-price medians when there are fewer than ten priced records in an area. Ten is an editorial display rule, not a guarantee of statistical representativeness. A zero means no matching record appeared in this extract; it does not prove no qualifying homes exist.

Questions buyers ask

Which area offers the best value? This file cannot rank value. It lacks the physical and ownership characteristics needed for a matched comparison.

Is $375,000 the median value of a detached home in Portland? No. It is the median asking price among this filtered sample's 197 priced detached listings.

Does the concentration show buyers prefer Southeast Portland? No. Active inventory is a stock of listings, and an unconfirmed export can be selective. Neither establishes buyer demand.

Build a property-specific comparison

Original search settings, the complete matching-result count, and the data cutoff are unconfirmed. Results describe this supplied sample, not all Portland-area inventory. The sold records are excluded from these six active-listing studies.
