In-Park and Other Manufactured-Home Price Profiles - derived MLS sample aggregates · 215 records in the supplied snapshot.
In the supplied Portland-area MLS export, 203 active listings classified IN-PARK have a median asking price of $109,000. Of those records, 194 are at $200,000 or below. These are purchase-price observations; the file does not include the space rent or complete ownership costs.
Scope: supplied MLS sample, September 22, 2026. Search filters, the complete result count, and the export cutoff are unconfirmed. These are sample findings, not a census of Portland-area homes. Asking prices and listing status are historical observations from this file.
Keep the two manufactured categories separate
The export also contains 12 active records classified RES-MFG. Their median asking price is $349,950. Combining them with the IN-PARK group would conceal a substantial difference in the observed listing mix.
| Classification | Records | Median asking price | At or below $200,000 | At or below $300,000 |
|---|---|---|---|---|
| In-park manufactured | 203 | $109,000 | 194 | 203 |
| Other manufactured (RES-MFG) | 12 | $349,950 | 1 | 4 |
The difference between those medians is not an estimate of land value, a financing effect, or a price premium. The records are not matched for size, condition, location, land interest, or other characteristics, and the 12-record RES-MFG sample is small. The code alone does not prove what the buyer would own.
The separate Manufactured Y/N flag is not used to redefine these groups. The study uses the stated property-type codes consistently so readers can reproduce the selection.
Why the monthly budget needs separate research
Oregon Housing and Community Services distinguishes a manufactured-home purchase from the arrangement for the land or space. For an in-park property, obtain the proposed rental agreement, current space charge, utility responsibilities, park rules, and purchaser-approval information applicable to that transaction.
Those documents are not in this dataset. We cannot quote a typical space rent, calculate a combined monthly payment, or say that a $109,000 home is cheaper to own than a differently titled property. The comparison needs the actual financing, taxes, insurance, space costs, utilities, and expected maintenance for each candidate.
Verify the ownership record
Oregon's Manufactured Home Ownership Document System records ownership, security interests, and location for manufactured homes that are not deeded as real property. Use the correct ownership record for the home and have the transaction professionals reconcile it with the seller, location, and interest being transferred.
For a property represented as including land, ask the title company to establish what is conveyed. Do not infer fee-simple ownership, the absence of a space charge, or loan eligibility solely from the RES-MFG classification.
What the price distribution contributes
The in-park group contains 100 records at $100,000 or below, 94 over $100,000 through $200,000, and nine over $200,000 through $300,000. None has a numeric asking price over $300,000 in this received file. These bands explain why in-park housing heavily influences the lowest asking-price segment of the broader study.
Questions buyers ask
Does the $109,000 median include land? The median is computed from List Price alone. The export does not identify the specific ownership interest conveyed.
Can I estimate space rent from the asking price? No. Obtain the current terms for the exact home and prospective purchaser.
Do these figures show appreciation? No. This is a supplied listing snapshot, not a repeat-sales or historical price series.

Source and method
This is an analysis of the MLS export supplied to Own It Northwest on September 22, 2026. The file contains exactly 2,000 records: 1,732 marked ACT and 268 marked SLD. Original search settings, the complete matching-result count, and the data cutoff are unconfirmed. Results describe this supplied sample, not all Portland-area inventory. The sold records are excluded from these six active-listing studies.
Price calculations exclude auctions and range prices. Property codes are preserved; MLS area labels are broader reporting areas. Read the complete methodology, supporting report, and aggregate CSV.
